La Petite Maison is a French country-style cottage nestled in the midst of a newly planted lavender farm* in the Santa Ynez Valley in California. A home for travelers near and far, La Petite Maison is a getaway with rustic sophistication allowing visitors to experience the wine country and escape the everyday.
The cottage features 2 bedrooms, 1 bathroom, living area with a warm fireplace an efficient (yet fully equipped) kitchen. Each bedroom has a queen-sized bed and the bathroom boasts a claw foot soaking tub with shower as well as a washer and dryer. The cottage is located in Santa Ynez and resides in a beautiful area of the Valley that feels secluded but is still convenient to the surrounding towns. Downtown Los Olivos is approx. 4 miles away, downtown Santa Ynez is approx. 4 miles away, and Downtown Solvang is approx. 7.5 miles away. Pets are allowed.

MAXIMUM OCCUPANCY
The maximum number of guests is limited to 4 persons overnight. No more than 8 guests may be on the property during daytime.
CHECK-IN // CHECK-OUT
The lease begins at 3:00 PM on the date of check-in and ends at 11:00 AM on the date of check-out.
RENTAL RULES
· Smoking, use of illegal drugs and use of alcohol to the point of legal levels of intoxication are prohibited on this property
· People other than those in the Guest party set forth in reservation may not stay overnight on the property. Any other person visiting the property is the sole responsibility of the Guest. Additional daytime guests must not exceed 8 persons
· This cottage is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
· Noise and light levels must be kept at a minimum. No noise should be heard outside the cottage past 10:00 PM; and lights other than those provided on the property may not be used.
· Keep the property and all furnishings in good order. All furniture and furnishings are the property of the owners and must remain on the property. Travel-size toiletries and consumable food supplies are provided for the use of our guests
· Use appliances only as intended.

· Parking is limited to two vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
· There is no daily housekeeping service. While linens and bath towels are provided in the unit, daily maid service is not included in the rental rate. Feel free to use washer/dryer as needed. Please do not overload.
· The fireplace is propane/wood burning. Wood is provided for the renter as needed.
· The cottage is on our own well and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. Inappropriate use resulting in clogging of the septic system will subject guests to the cost of repair.
· If a natural disaster such as earthquake or fire occurs, no refunds will be given unless the state or local authorities order mandatory evacuations in the area. In case of evacuation, we will refund:
a. Any unused portion of rent from a guest currently registered.
b. Any unused portion of rent from a guest that is scheduled to arrive and whose rental period must be cancelled.
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the evacuation period.
PET POLICY
· We are happy to welcome gentle, house-trained dogs (no more than 2) to our little cottage. You will be charged a $75 flat fee for your pet to cover the extra cleaning time and materials. We don’t have a weight limit; but remember that the whole cottage is just 650 square feet, so space is limited. Please be aware that we own a 150# Great Pyrenees, and we often keep a 90# Rhodesian Ridgeback, both of whom roam the property freely. Our boys are gentle, friendly and love to play, but will shift into protection mode if they sense a threat.
· We allow dogs only. (If you have an exotic pet such as a bearded dragon, we can discuss.)
· We prefer that your pet accompany you on outings. If you must leave pet in the cottage, we require that they be in a crate. (We can provide a crate if needed.)
· Unless you let us know that you are bringing your own equipment, we will provide bowls for food and water, a furniture cover for the couch, pet waste bags, and an old towel for messy paws.
· You are welcome to roam the property and take your pet on the road. Some of our neighbors are leery of strange dogs, AND at certain times of year we have free-ranging cattle, so we recommend using a leash if you walk on the road.
· Pet waste should be retrieved and bagged and disposed of in the trash receptacle just outside the house by the hose bib facing the parking area.
· On the outside chance that your pet damages furnishings, walls or floors in any way, we would appreciate your letting us know. We enjoy the benefit of Host Damage Protection, so any costs should be covered. If your pet is a chewer, please bring your own chew toys as all our wooden furniture is antique.
RESOURCES FOR PET OWNERS
· Our area is quite dog friendly. Most restaurants allow dogs on leash in outdoor seating areas. Bring Fido is an app we use to confirm permissibility.
· Santa Ynez Feed has all the dog supplies you may need. 3532 Sagunto Street, Santa Ynez, behind Dos Carlitos.
· The closest veterinarian is Santa Ynez Pet Hospital, 3523 Numancia, St, Santa Ynez, across from the Chumash Museum. The doctors are excellent and the office is run very efficiently. 805-688-4944.
· In case of a medical emergency with your pet, the closest emergency facility is in Orcutt, 4854 S. Bradley, Rd, Unit 109. 805-250-5600. It’s 30 minutes away.
· There is a wonderful dog park in Buellton: 568 Dawn Dr. It’s about 18 minutes away.
ACCESS
Guest to allow Homeowner access to the property for purposes of repair and inspection. Homeowner will exercise this right of access in a reasonable manner.
CANCELLATION POLICY
If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:
100% if cancelled 30 days prior to the Check-in Date
50% if cancelled 14 days prior to the Check-in Date
INSURANCE
We encourage all renters to purchase traveler insurance.
PAYMENT
All payment must go through VRBO and Airbnb. Please refer all questions regarding payment directly to VRBO.com or Airbnb.com.
RENTAL AGREEMENT
The parties agree to the terms of the Short Term Rental Agreement, as evidenced by filling out the Google form sent via email.
